My Approach

I service standalone commercial equipment you find in restaurants, bars, bakeries, and small kitchens: ice machines (undercounter and countertop), commercial dishwashers, commercial gas ranges and fryers, standalone commercial refrigerators and freezers, commercial microwaves, and commercial ovens. Water quality and heavy duty cycle are the two biggest drivers of premature commercial failure, so I check filtration and condenser coil condition on almost every service call. I am EPA 608 Type I certified for sealed-system refrigerant work on ice and refrigeration. What I do not work on: walk-in refrigerators and walk-in freezers. Try This First

Before you call, a few things are worth a quick try. If any of these fixes it, you save a service call. If not, give me a ring.

    Clean condenser coils every 60 to 90 days

    Use a fin comb and coil brush on air-cooled refrigeration and ice machines. This single task doubles compressor life. Restaurant grease and flour pack coils within 60 to 90 days.

    Change water filtration on schedule

    Every 6 months minimum for ice and steam equipment, every 12 months for dish boosters. No filtration voids most warranties.

    Run manufacturer clean cycles on ice and dish equipment on schedule

    Hoshizaki quarterly. Hobart daily rinse and weekly deliming. Follow the manual exactly.

    Check door gaskets monthly on refrigeration

    Dollar-bill test. Replace immediately if it slips out without resistance. A bad gasket on a commercial fridge adds 20 to 30 percent to run time.

    Drain and filter fryer oil on schedule

    Most manufacturers specify daily filter and weekly full boil-out. Oil contamination drives high-limit-switch nuisance trips.

    Never spray water near electrical controls during cleaning

    A common source of control-board damage on commercial dish, ice, and refrigeration.

When to Stop and Call Me

A few signals mean stop using the appliance and call a technician. If you see or smell any of these, unplug the unit and reach out.

  • Any smell of gas near a gas range, fryer, or commercial oven (shut off the gas, evacuate, call the utility from outside)
  • Commercial dishwasher final-rinse temperature below 180 degrees on a high-temp machine (health code violation)
  • Any commercial refrigeration unit running warm for more than 4 hours (food safety risk)
  • Fryer thermostat reading more than 25 degrees off setpoint
  • Ice machine on a water line with no filtration (correct the water supply before repair)
  • Combi oven fault codes that will not clear after a power cycle
  • Any refrigerant-related symptom on ice or refrigeration (EPA 608 only)
  • Commercial microwave not heating (same capacitor hazard as residential)

Commercial fryers run 10 to 12 years, reach-in refrigeration 10 to 15, under-counter dishwashers 10 to 15, ice machines 7 to 10, gas ranges and ovens 15 to 20, and commercial microwaves a short 3 to 5 due to heavy duty cycle. Commercial replacement cost is high enough that repairs retain value longer than residential. I use a 60 to 70 percent rule on equipment past rated life rather than the 50 percent residential rule. Hoshizaki, Sub-Zero, Hobart, Traulsen, and Wolf commercial lines routinely justify repair past rated life because of parts support and build quality.
